The renting steps

1. Register your interest

The first step is to register with Pearce and Partners of Bristol either by calling us on 0117 9085 498 or registering online.

2. Finding your ideal home

At Pearce and Partners of Bristol, we appreciate that renting a home is so much more than simply choosing a property. It’s a lifestyle choice. So we pride ourselves on not only knowing our properties inside and out, but also knowing everything about the locality. Therefore, we are able to give you advice on the features and benefits of your chosen location, including school catchment areas, local shopping facilities, food, leisure and entertainment options, and transport links.

3. Viewings

Pearce and Partners offer viewings between 9am and 6pm, Therefore, we can ensure that you don’t miss out on viewing your dream home due to a tight working diary, the school run or any other commitments which may prevent you from viewing during standard office hours.

All of our viewings are conducted by competent and friendly property professionals, who are equipped to answer your questions and enable you to make an informed decision.

4. Is the property fully managed or let only?

We have noticed an increasing number of tenants insist on renting properties which are fully managed by the agents.

When a property which is fully managed by Pearce and Partners, tenants can benefit from the helpful and experienced staff, emergency contact details should a problem arise and the assurance that your property is fully compliant with all safety regulations (including Gas Safety, Electrical Safety and Furniture and Furnishings acts).

However, if the property is to be managed by the Landlord, then Pearce and Partners will always seek to make sure that the property meets the requisite safety standards, a full Inventory and Statement of Condition is carried out and issued to all parties, and that your deposit is protected by an insured or custodial scheme.

5. Offer, application & referencing

Once you have identified the right property, you will be required to complete an application for a tenancy and pay the referencing fee, to take the property off the market.

At this point you must state any special conditions of the offer and provide the identification, proof of address, employment and proof of earnings documentation in accordance with our request. We will then communicate your offer and details of your application to the landlord for their approval.

If your offer is accepted, we will organize the following if your property is Managed or part managed.

  • Collect references from the referees that you have provided
  • Provide a copy of the Tenancy Agreement for your perusal
  • Confirm the moving date and the rent and deposit payable on or before the moving date

6. Taking possession of your new home

On the day of moving in, you will be asked to sign the Tenancy Agreement, and pay your rent in advance along with your deposit (if you have not already done so). You will then be handed a set of keys.

CONGRATULATIONS!! You can now move into your new home.
